Four Private Villas in Praiano, Amalfi Coast
An endless succession of narrow steps that, through
terraced gardens of lemon groves, bright colored bougainvillea
and scented geraniums, lead down onto the sea between a maze of:
- Small houses clinging to the rock
- Tiled domes
- Votive shrines
- Charming sunsets
All this is due to the particular morphology of this stretch of the
Amalfi Coast.
Praiano, the ancient Plagianum, is wonderfully set
in a scenario of incomparable beauty, in one of the corners
of the Amalfi Coast in which mind and sight are kidnapped by this unique panorama:
- The bay of Positano
- A long stretch out towards the sea of the Sorrento Peninsula up to Punta Campanella
- The Homeric mermaids of “Li Galli” islands
- The beautiful island of Capri
Palazzo Rocco is a historic residence in Praiano, on the Amalfi Coast, divided into four fully independent units. It is not a resort, not a boutique hotel, and not a newly built hospitality property. It is a traditional coastal home, with hand-painted vaults, carved Neapolitan furniture, Vietri ceramic tiles, and terraces facing directly onto the sea, where guests experience the property as a private residence rather than a hotel.
A Historic Coastal Residence, Not a Standard Holiday Rental
The building that houses Palazzo Rocco reflects the traditional architecture of this part of the Amalfi Coast: thick walls, tiled floors, vaulted ceilings, and a layout shaped by the natural terraces of the hillside rather than a standard floor plan.
Palazzo Rocco was built in 1820 by the noble Neapolitan Rocco family, magistrates and military commanders who presided over the Seggio della Montagna in Naples. The family coat of arms, carved in marble with three columns topped by crescents and a blue-and-gold shield, is still visible above the main entrance, together with the date 1820. The family tomb is located in the Church of San Domenico Maggiore in Naples.
- Villa Sunshining in Love: the largest of the four units, was restored in 2015 and preserves handmade carved furniture in nineteenth-century Neapolitan style, combined with modern comforts. It features Vietri ceramic tiles, a tradition passed down for centuries in the nearby town of Vietri sul Mare, and hand-painted vaulted ceilings throughout.
- Villa Red Moon in Love: follows the same architectural style, with large vaulted ceilings and a spacious private garden surrounded by greenery and overlooking the sea.
- Penthouse White Moon in Love: located at the highest point of the building, reflects the proportions and finishes of a traditional piano nobile of Southern Italy, with gold and silver decorative details in its two bedrooms.
- The Golden Suite: the fourth unit, features a living room with a hand-painted gold vaulted ceiling and two bathrooms, continuing the decorative tradition that defines the entire property.
These are not decorative choices designed to imitate authenticity, but the result of restoring and preserving the original structure of the building.

Praiano — A Town That Has Preserved Its Character
Praiano has long attracted a specific type of traveller. Roman nobles and doges of the Amalfi Republic came here in search of quiet. It has never developed as a mass tourism destination and has maintained a pace and atmosphere distinctly different from Positano or Amalfi, especially in high season.
The historic centre of Praiano can be reached on foot in a few minutes from Palazzo Rocco. The fishing village of La Praia, approximately 500 metres away, remains an active local harbour, with its small beach and long-established restaurants. La Praia is also home to the Africana nightclub, one of the most iconic venues on the Amalfi Coast, built into natural sea caves.
Praiano also has a unique geographical feature: it is exposed to both east and west, allowing views of both sunrise and sunset over the open sea. Few locations on the Amalfi Coast offer this. At sunset, the Li Galli islands and the profile of Capri are clearly visible on the horizon.

Local Experiences Available Through Palazzo Rocco
Part of what makes a stay here distinctive is what happens beyond the villa itself. Palazzo Rocco can arrange experiences that connect guests directly with the food, landscape, and traditions of Southern Italy.
- Private Chef: can be booked to cook inside the villa using local ingredients and traditional recipes rooted in Campanian cuisine.
- Cooking Classes: available for guests who want a hands-on experience, including pasta, seafood, and regional desserts.
- Tastings: Pizza and mozzarella-making classes are available, as well as wine and food tastings, which from 2027 will take place in the property’s private lemon grove, currently under restoration.
- Outdoor Activities: Guided trekking can be arranged along the mountain paths, including the Path of the Gods (Sentiero degli Dei). Private boat tours along the coast and to Capri with a skipper (up to 12 guests) can be organised directly.
- Excursions: Palazzo Rocco arranges minivan and minibus tours to Pompeii, Vesuvius, Sorrento, Amalfi, and Ravello. Day trips to Herculaneum, Paestum, and Naples are also available.
What to Expect from a Traditional Amalfi Coast Villa
Staying in a historic property on the Amalfi Coast is different from staying in a hotel, and it is important to understand what this means in practice.
- The terrain is steep: Steps are part of the structure of the entire coastline, and Praiano is no exception. The route from Praiano’s main square to Palazzo Rocco is flat, but moving around the town generally involves stairs.
- The architecture is historic: Thick walls help keep interiors cool in summer and warm in winter, but the proportions are not those of a modern purpose-built holiday apartment. This is part of the authentic character of the property.
- The pace of life is slower: Praiano does not offer the same density of shops and mass activities as Positano or Amalfi. Guests looking for quiet, private outdoor space, and a more authentic experience will find it here.
Frequently Asked Questions
What makes Palazzo Rocco different from other rental villas on the Amalfi Coast?
The difference lies in the combination of a historic 1820 building with authentic local character, the full independence of each of the four units (separate entrances, no shared spaces), and a range of services on request such as private chef, cooking classes, and guided excursions. The property is privately managed, meaning requests are handled directly by the owners, including a complimentary concierge service.
Is the Path of the Gods accessible from Praiano?
Yes. The Path of the Gods is one of the most well-known hiking routes in Southern Italy. The classic route runs between Bomerano and Nocelle, and takes approximately three to four hours at a moderate pace. Guided hikes can be arranged through Palazzo Rocco, starting directly from Agerola or Praiano.
Is a private chef available for traditional Southern Italian cuisine?
Yes. The private chef service focuses on local cuisine, using ingredients, recipes, and techniques specific to Campania and the Amalfi Coast. Guests can communicate dietary requirements and preferences when booking the service.
Is Palazzo Rocco a good base for visiting Pompeii and archaeological sites?
Yes. Pompeii is approximately 40 km from Praiano and can be reached by car or organised tour. Palazzo Rocco arranges excursions by minivan or minibus to Amalfi, Ravello, Pompeii, and Mount Vesuvius. Herculaneum and Paestum are also accessible as day trips.
